The chart below provides a handy guide for those who are about to buy or build in RCA Sections. Information, however, is provided purely for informational purposes and should not be relied on as legally definitive in all cases.

Note that while metal buildings are indicated as allowed only in some sections, they may be allowed in other sections provided that they are constructed and finished to make them look more like a “stick built” home or shop, such as including wainscoting or having a design that is more than a simple rectangle with minimal add-ons. Any owner is welcome to request a variance, but not all variances will be granted.

The ECC has broad discretion in their approval process relative to what is “in harmony” with the section. As they seek to increase property values for all owners, they may not allow an owner to build something that does not fit the current guidelines even if such a building exists within the section. The standards are being raised within RCA for the benefit of all property owners. Each application is taken on a case by case basis.
